What is included in my Design Package?

A design is typically completed in 2 design phases, 1) Preliminary Plans; and 2) Final Plans (Constuction Drawings).

 

A standard design package will include the following:

Preliminary Plans:

  • Floor Plans (concept) 

  • Exterior Elevations (concept)

  • 3D Renderings (concept).

Final Plans

  • Floor Plans (final)

  • Exterior Elevations (final)

  • 3D Renderings (final)

  • Building Sections

  • Electrical Layouts (suggested layouts)

  • Roof Layout

  • Construction Details

  • Construction Notes

  • Energy Code Calculations & Details (as required)

  • Revised Site Plan (as required)

Is a custom home what I'm after?

A custom home is a one-of-a-kind house that is designed for a specific client and for a particular location. The custom home builder may use plans created by an architect or by a professional home designer. Custom homes provide consumers with the opportunity to control layout, lot size, and accessibility. In most cases, custom home builders construct on land the home buyer already owns. Some developers sell fully serviced lots specifically for the construction of custom homes. This makes it easy to build a custom home since the lot is construction-ready and builders can focus purely on the design of the home.

What are as-built drawings?

Once we agree to work together on your renovation design, I will arrange a time to come and gather the info I will need to prepare the As-built Drawings.  This will require me sketching up the existing structure, then taking accurate measurements.

Once back at the office, I will start inputting this information into my design program. Once the As-builts have been inputted, I can start designing the renovation project.
